An industry insider reveals why you DON'T need to

Kevin Wood was a top producing broker who turned to helping consumers sell and buy without using agents. Kevin's opinion is that the public does not get the service they deserve for the huge fees they pay to most real estate professionals.
As their REALTOR(tm) you already know, for example, that the bedrooms are spacious and that there's radiant heat and a park and shopping and transportation close by. You may NOT know, however, that every spring you can watch geese and ducklings hatch at the local park, or that there's a great place to let your dog run without a leash two blocks away, or that you can hear the babbling of a natural brook through an open window in the master bedroom when you sleep at night, or that the playroom is sufficiently sealed off from the living room that you can let the kids go nuts without it disturbing your company, etc. etc. etc."
Above quoted from a real estate industry discussion group.I start with the quote to emphasize the fact that even real estate agents with all their training cannot possibly know nearly as much about what can effectively sell your home as you do. You see, buyers purchasing decisions are based on emotions - not logic. After they make their emotional decision - they use logic to justify it. In my many years as a broker I saw it happen hundreds of times.
Let me demonstrate to you how most of us buy with our emotions, even on big ticket items like houses.
Your second biggest expense is your automobile. Did you buy the stripped down base model? Or the one with the nice wheels, paintjob, sound system and upgraded interior? Does it do any more than the base model? Why did you buy it? Because it was more practical? Probably not. It was most likely there was something about the car that made you feel good.
The emotions that come to a buyer from knowing they can hear a babbling brook at night or let their dog run free a few blocks away are WAY more important than how shiny the "for sale" sign is or exactly what size a bedroom is or what year your house was built.
As the owner you are in a much better position to convey the emotional information about your home than any agent. Be sure that you let buyers know about these things. Visualize and jot down notes about all the little things that make your house special. Mention these items in your advertising. Real estate agents try to do this with canned phrases out of sales books - you can do it from the heart - and REALLY speak to buyers about what is important to them.
This is just one example of why an owner can do as good a job (or better) than a real estate company.
Frankly, you don't need a real estate agent to sell (or purchase) property - you already know that. People do it every day of the week - all over the country. In the area where I sold real estate, it was estimated that 35% of all the homes that sold were sold by their owners.
Basically what an agent can do that you can't is to place your home in the Multiple Listing Service. In some areas of the country even that barrier is coming down. Several MLS associations have been taken to court and lost for not allowing access to the general public recently.
The Multiple Listing Service (MLS) is a database of homes that are available for sale. Most of the real estate agents have access to the MLS. The common denominator of most of these properties is that the owners have signed an agreement to pay a fat commission to the listing broker if the home sells for the priveledge of having their home put in their computer database. The brokers have an agreement to share the huge commission if an agent from another office sells the home.
Is not being in the MLS an extreme obstacle to selling your home?
Not really, although real estate companies would like you to think so.
What I learned from owning 2 real estate companies is that most buyers look at "for sale by owner" as well as listed homes. They don't limit their search to only what is in the MLS - in spite of agents' efforts to limit them to that inventory.
If you price your home right, properly clean and prepare it for sale, do some effective signage and advertising, you can sell your home yourself and save the commission. I have personally instructed many sellers exactly how to do so.

With or without a real estate agent, you are going to wind up with some stress and paperwork. It is the nature of any large financial transaction.
If you feel it is worth thousands of your hard earned dollars to share the stress and paperwork with an agent - do so. But be assured that either way, the stress and paperwork will be all yours.
